We buy assets that require additional attention and investment in order to achieve their optimal market value.
Fix
We renovate, improve, and/or reposition the assets in order to achieve its optimal market value.
Build
We build upon existing assets or construct new assets in order to achieve the optimal market value.
Sell
We typically sell assets once we are able to achieve their optimal market value.
Our team has experience throughout the Asset Management Lifecycle. We deploy capital for projects where we find value dislocation or a value creation opportunity that we can impact through this approach with our team.

R2 Residential has been established as “National Housing Solution” for distressed non-performing loans, REO assets and other housing assets that require renovation and/or new construction investments in certain markets. R2 Residential is scheduled to deploy over $1.8 Billion through four distinct sectors of the housing value chain.
The predecessor funds, RRCAP SFR I & II, were established to pursue the acquisition of single family residential properties from distressed REO portfolios, fix them up, and then sell them to retail buyers. From inception of these funds in Q2 2015, the funds have purchase and sold over $100 million in assets generating returns on investment beyond investor expectations.

The R2 Development team (with Dalton Building Group) has constructed over $500 million of new single family residential homes in Ohio, North Carolina, South Carolina and Florida. The team has also fully renovated an additional 3,000 single family residential homes across Ohio, North Carolina, South Carolina, Georgia, Tennessee, and Florida.
R2 Development currently has PRE-SOLD “Build to REIT” development projects in North Carolina and Tennessee with Public REIT’s. We have relationships with all major SFR institutional investors, as well our own internal investment funds, to assure multiple sale/exit options for all new construction projects. These new commercial developments, self storage facilities, single family homes and multifamily projects are all “Build to Rent” assets for long term hold investment funds.
